Aeliades Suites – Luxury Cave-Style Residences – Kathisma, Lefkada

The Aeliades Suites complex is a landmark development overlooking the iconic Kathisma beach. The architectural design focuses on the seamless integration of the building volumes with the area’s sloping topography. Characterised by minimalism and the extensive use of glass surfaces, the project offers unobstructed views of the Ionian Sea, combining privacy with refined aesthetics.

The project was built on steeply sloping ground above Kathisma beach, which required advanced structural engineering studies and specialised shoring works. The foundations were constructed using high-strength reinforced concrete, ensuring the absolute stability of the building structures and their seamless integration with the area’s unique topographical features.

Architectural Composition & Envelope:

Minimalist Design: A design emphasising clean geometries and horizontal development, so as not to disrupt the visual continuity of the landscape.
Thermal Façade & Insulation: Installation of a comprehensive external thermal insulation system (building envelope) to minimise heat loss and provide protection against sea-borne humidity.
Curtain Walls: Use of large-format energy-efficient glazing with slim-profile aluminium frames (minimal frames), allowing maximum natural light penetration and an unobstructed 180-degree view.

High-Specification Interior Finishes & Materials:

Flooring & Cladding: Installation of large-format tiles and trowelled cement screed finishes in bathrooms and communal areas, creating a seamless, unified aesthetic.
Custom Fittings: Design and installation of bespoke timber structures and built-in elements integrated into the building’s structure, ensuring ergonomics and elegance.

Landscaping & Water Features:

Infinity Pools: Construction of infinity- -edge pools with automated water purification and recycling systems, which appear to merge with the Ionian horizon.
Outdoor Living: Creation of extensive outdoor spaces using local stone for the masonry and planting suited to the area’s microclimate, enhancing the project’s environmental sustainability.

Electrical and Mechanical Installations & Automation: Full installation of state-of-the-art VRV/VRF air-conditioning systems, smart lighting and advanced communication networks, offering users complete control and energy efficiency.
